Planning Boundary Walls and Fences

survey pegIt is important to check the boundary walls and fences policy with your local authority, before you erect your boundary wall, or you might be saddled with penalties and fines, and the possibility of having to tear down your boundary fences.  It is ultimately up to them what you can, and cannot do, as regards your boundary walls.

Boundary walls are one of the most controversial topics facing home owners.  Two very important issues are the position of boundary walls, and the ownership of them. All properties are surveyed and pegged when land is zoned for residential use.

Generally the pegs are removed as soon as the land is built on, that is why it is important to ensure that the boundary walls and fences are correctly positioned from the start. It may be necessary to get a land surveyor to resurvey the property, if there is a dispute between neighbours over the positioning of the boundary fences.  The land surveyor will resurvey the property according to the official diagram that is lodged with the Surveyor General in Pretoria.

surveyorcheckingwallsYou are allowed to erect a boundary fence on your own property.  This does not only apply to the fence or wall, but also to the foundations which would be wider and longer than the wall itself.   Then the structure will belong to you. On the other hand, if you and your neighbour share the cost, then the structure should be erected so that it is on both properties.

If the wall belongs to you only, the law will protect the structure, should your neighbour decide to dig down next to your wall on their side, especially if it is likely to wash away the earth when there are heavy rains.  If the neighbour wants to do some sort of excavation next to your fence or wall, they would have to erect a retaining wall which would require plans being submitted for approval.

It is always best to check with your local authority as regards the height of the walls to avoid later problems.  Generally walls are allowed up to 1.8m without a plan having to be submitted, as it would be regarded as minor building work.  Some authorities do allow up to 2.1m, but it is better to be safe than sorry, so take the time to find out exactly what it allowed, as regards height and type of walling, and security features allowed.

Concrete Wall Panels

precast panelsConcrete wall panels are used for many applications, and are an affordable option for both residential and commercial properties.  Boundary walls are a good security option, but that does not mean we need to put up with lopsided, unsightly or badly designed walls.

Boundary walls should be an extension of the architecture of your buildings.  It should add value and aesthetic appeal.  Good boundary walls do add value to your property, besides being a deterrent to unwelcome people wanting to access your property.

For security reasons, a boundary wall should not be built to eye level.   That would just encourage people to look over the wall, and is easy to scale.  If you want security then a high wall with razor wire is a good option.brick iron

When you have a precast concrete wall and wish to paint it, it is a good option to take into account how close the wall is to the building.  If the wall is close, then white is not an option to use, as the sun reflects off white and would make the house or building even hotter.   Neutral or slightly darker colours are a better option.

Boundary walls can be made more eye-appealing by planting shrubs or flowers that will give it a good aesthetic appeal.  Do not plant big trees close to boundary walls, as that would provide a good option for anyone wanting to gain access to your property.

It is always better to get a professional to design and install your walling, as the result would be of a high standard and last for many years.

Keeping it Clean and Tidy

newly paintedWe all know that a boundary wall is a necessity and no longer just an option as it was in the past.

Boundary walls are our first line of defence, therefore we need to ensure that that are always in pristine condition to ensure the best first line of defence in our security systems.

Take regular walks around your garden to inspect your walls to ensure that there are no cracks or damage to your walls.

There are tilow boundary wallmes when ground has sunk due to excessive rainfall, and this can cause the walls to sink and crack, therefore it is a very good idea to ensure that the foundation and footing of your wall is sufficient to withstand the harshest weather conditions.

Always ensure that there is no debris accumulating against your walls, as this can cause fungi to develop and spoil the beauty of your walls.

For security reasons, make sure that there are no bushes or trees growing near the walls to offer a hiding place to intruders.

Unless you have tinted walls, then you will need to repaint at least once a year to ensure that you retain the aesthetic beauty of your walling.

If your walls are a bit low, then raising them is an excellent decision to make, and we at Country Wide Walling are true experts in the task. If you need to discuss the raising of your walls to ensure you are making the right decision, then please feel free to contact us and discuss it with one of our highly trained consultants.,

Choose Wisely

yellow pre cast boundary wallBrick has always been the common choice for walls, being both sturdy and aesthetically pleasing, however prefab concrete has proven to be the better solution.

Concrete, in general, has great advantages over other materials when it comes to installing boundary walls or retaining walls.

There is Precast Concrete and Standard Concrete

Prefab walls are manufactured in a controlled casting environment, which makes it easier to control the mix, placement and curing.  It is cast in reusable moulds or forms which are then cured in a controlled environment and transported to the site and lifted into place.

Standard Concrete is poured into site-specific forms and cured on site.

This shows that Prefab is a really good option, as the site is cleared quickly, and the aesthetic beauty of your home is not impeded by having to wait for the concrete to cure before the site is cleaned and cleared.

The setting up of a Prefab Concrete Wall is far quicker and less messy, and you have the benefit of your property being quickly restored to it’s previous beauty.

prefabricationPrecast Concrete Walls are very durable and are resistant to mould, fire, rot and termites and other natural hazards.

There is no or very little maintenance required.

Colour can be added during the manufacturing of the Precast Concrete, so over time it is not necessary to repaint the walls as there will be no fading or flaking of paint.

With a good, deep foundation, it also prevents anyone from digging under your wall to try and gain access to your property.

First Impressions Count

wall crumblingIn South Africa today, perimeter security is a major concern for homeowners, and if you are planning on selling your property then it is a very important point to keep in mind.

What is the first thing anyone sees when they approach your property?

Your boundary wall or fence.

First impressions count.   If your boundary wall is shabby, not properly maintained and is cracking or pealing, then it does not matter how well your house is maintained, the look of your boundary wall will be the impression indelibly printed in a potential buyer’s mind.

The impression will cause the potential buyer to believe that your house is not as well maintained as it appears to be.

It is best to repair or replace boundary walls before putting your property on the market.  That way you are assured of a much better price and an easier sale.

Your boundary wall or fence should always enhance and add to the aesthetic beauty of your property.

Potential buyers will also be keeping their eye on the security value of the boundary wall or fence.  Your fencing or walling should not look distinctly inferior in any way to any of your neighbours.

This is when keeping up with the Joneses is an effective route to follow.  Security is important, so your walling or fencing should show that it is a priority for you too.

It is always a good idea to go out of your property to take a really long hard look at your property to get the real street view of where your property stands in the security and aesthetic beauty of the area.

If all your neighbours have electric fencing and palisades and you do not, it will be immediately noticeable to potential buyers.  You do not want your property to stick out like a sore thumb.

Many property owners have chosen to raise their walls or fences by adding electric fencing or palisades to existing structures.  This enhances the security and is also aesthetically pleasing.

palisade on wallsAlways choose a quality product and a trustworthy team for all your walling needs.   Whether you wish to replace an existing wall or fence, or raise it to obtain more security, cutting corners can and will backfire on you when it comes to selling your property.
